Inclusions
The following components of your new home ARE INCLUDED in the
construction of your new home in the contract price. Any elective
changes of these "Inclusions" will result in a contract price adjustment.
1.0 Plans
2.0 Permits and Municipal Fees thru closing date.
3.0 Construction Utilities thru closing date.
4.0 Engineered Foundation.
5.0 Washed Pebble Finish at all walks, drives, and porches.
6.0 Gas Log fire places - switch operated.
7.0 Composition roofing - 30 year warranty.
8.0 Clay Brick and Natural Stone exteriors.
9.0 Full Guttering package.
10.0 Plumbing Fixtures:
10.1 Delta faucets and valves.
10.2 Sinks
10.21 Bath sinks are porcelain finish drop-in.
10.22 Kitchen sink is Stainless Steel under mount.
10.3 Tubs
10.31 Master tub is an insulated whirlpool tub.
10.32 All other tubs are cast iron white or bone in color.
10.4 Gas drops will be at water heater, heating unit, fireplace, and cook top.
11.0 Air Conditioning is 13.0 SEER rated units as designed by contractor.
12.0 Electrical is as per code with "paddle style" switches.
13.0 Pre-wires:
13.1 Security System will be installed at all operable doors and windows.
13.2 Category 5 phone jacks will be in every bedroom, study, and kitchen.
13.3 Cable or dish-ready outlets will be in every bedroom, study,
and main
living area.
13.4 Surround sound pre-wire will in installed in main living area.
14.0 Exterior Doors:
14.1 Front door to be a Custom wood door.
14.2 Patio doors to be insulated, low e, metal doors.
14.3 Garage doors to be insulated, wood veneer with automatic opener
and 2 operators.
15.0 Windows are aluminum frame, low e glass with 10 warranty on seal.
16.0 Walls are textured with "orange peel" style texture.
17.0 Cabinets are custom built for each individual house.
18.0 Counter tops:
18.1 Kitchen tops are 2cm natural granite.
18.2 Master bath tops are cultured marble tops.
18.3 Other bath and utility tops are cultured marble tops.
19.0 Flooring:
19.1 Tile will installed in Kitchen, Eating areas, Utility, and all baths.
19.2 Carpet will be in all bedrooms and closets.
19.3 Hand-scraped wood floors.
20.0 Interior Design shall include up to 6 hours of decoration service to help select interior colors and stains,
flooring, tile, electrical fixtures, and faux finishes if desired.
